Who pays for the pack?

That is between you and your seller, and both models work. Some agents absorb the cost as part of a premium listing service and recover it in fee. Others charge it to the seller at the point of instruction, or defer it to completion. We invoice the branch monthly, so you are free to structure it however suits your market.

Does providing search data increase our liability?

Providing accurate, sourced information reduces your exposure rather than increasing it. The risk under consumer protection law comes from omitting material information or stating it inaccurately. A dated report from a named provider, attached to the listing, is evidence of what you disclosed and on what basis. Repeating a seller's guess is the exposed position.

What if the seller does not want the information published?

Material information obligations sit with you, not with the seller's preference. If a report reveals something the seller would rather not disclose, that is precisely the situation the rules exist for. In practice, knowing early lets you price and market the property honestly rather than losing a buyer at week ten.

How long does the pack take?

It varies with what the pack includes and which authority the property sits in. We give you a realistic timescale when you order, and we work to beat it — you will never be left guessing how long a listing has to wait.

Can the buyer's solicitor rely on our pack?

The reports are produced by the same providers conveyancers use, and they carry the same insurance and reliance terms. Whether a particular firm accepts them depends on the firm and the age of the report — but in most cases yes, which is exactly where the weeks are saved.

Do we need an account?

Yes, and it takes about five minutes to open. Branch accounts are billed monthly with one invoice, and you can add negotiators as users so orders do not bottleneck through one person.

Can you white-label the pack with our branding?
