The home buying and selling reform roadmap: what it actually means for agents
Government has set out a phased roadmap running to the end of this Parliament. Here is what is guidance, what is coming, and what agents should be doing now.

The Government’s home buying and selling reform roadmap moves the industry toward sales packs and standardised upfront information. Agents are being asked to disclose material facts at the point of marketing — flood, tenure, planning, connectivity, ground risk — and to evidence them.
That data comes from searches. We built an upfront information pack for agents to order per instruction, so the information on the listing is sourced rather than estimated.
One order per instruction. Delivered as a client-ready PDF you can attach to the listing and hand to the buyer’s solicitor.
Why firms move to us
Anyone can lodge an order. What decides whether a transaction runs to time is whether somebody is watching it, chasing the authority, and telling you the truth about timescales before you have promised something to a client.
We are small enough that you will speak to the same people every time, and old enough to know which councils need pushing.
How ordering works
By portal, email or telephone. Tenure and any known quirks help, but the address is enough to start.
We tell you what the property actually needs — including the things a standard national bundle would miss.
We give you a realistic timescale up front, chase every working day, and work to beat it.
Everything delivered to the portal or your inbox, on a single monthly account.
Coverage
We know the ground in the North West. We order everywhere.

No. We order searches for any address in England and Wales on a single account with a single invoice. The Wirral is where our own regulated LLC1 and CON29 capability sits, and where our local knowledge is strongest, but our national coverage is complete.
Turnaround varies — by the search, by the authority and by the provider behind it. What we will not do is guess at it. We tell you the realistic timescale when you order, chase every working day, and work to beat what we quoted. If something is going to be slower than expected, you hear it from us before you have promised anything to a client.
Yes. We are a member of the Council of Property Search Organisations and the Independent Property Search Agents, we subscribe to the Search Code monitored by the Property Codes Compliance Board, and we are registered with The Property Ombudsman for independent redress.
Yes, and increasingly they do. With upfront material information becoming central to how properties are marketed, agents need search-backed data before a listing goes live. We provide an upfront information pack built for exactly that, on a branch account.
We deliver results through our client portal, by email, and into case management systems that accept incoming search data. Tell us what you run and we will confirm what is possible.
Send us your details through the quote form or ring the office. There is no application process to speak of — most firms are set up and ordering the same day.
No account required to get a quote, and no obligation to place the order.
