What this property type needs
Most residential purchases need the same core four: a local authority search, drainage and water, environmental, and — where the property sits in a referral area — coal mining.
Beyond that, the right bundle depends on the property. A riverside flat needs flood reporting the standard environmental screen will not give you. A Victorian terrace on an unadopted road needs the highways position established properly. A leasehold flat needs the lease terms and building safety position, not just the searches.
We look at the address before we quote, rather than sending the same bundle to everyone.
