A small firm that has been doing this a long time

Jane Hay Limited has been providing conveyancing searches since 2005. We are family-run, we are independent, and we work from an office at 47 Hamilton Square in Birkenhead — the largest Grade I listed Victorian square outside London, and a few minutes' walk from Wirral Council.

That proximity is not a nice detail. It is the reason our Wirral regulated LLC1 and CON29 capability exists, and it is why we can tell you what a particular response from a particular department actually means.

Beyond the Wirral we order nationwide, across every local authority in England and Wales, on a single account with a single monthly invoice.

What we are not

We are not an aggregator. When you place an order it is handled by the people who answer our telephone, not passed down a chain. We are small enough that you will deal with the same faces, and we would rather tell you a council is running eight weeks behind than let you find out from an angry client.

How we are paid for

One account, one monthly invoice, whatever mix of searches you order. No monthly fee, no minimum volume, and no charge for asking us what a property needs.
