Flood risk reports
Flood risk is now a mainstream valuation and insurance issue, not a niche one. A dedicated report tells you the risk, the likely premium impact, and whether cover is available at all.

What this search covers
The standard environmental search screens for flood. A dedicated flood report goes considerably further, breaking risk down by source — river, coastal and tidal, surface water, groundwater and reservoir failure — and modelling it at the property rather than the postcode.
That distinction matters. Surface water flooding is the fastest-growing source of flood damage in the UK and it affects properties nowhere near a river. Postcode-level data routinely misses it.
The report also addresses the practical question the client actually cares about: can this property be insured, at what sort of cost, and does Flood Re apply.

Why it matters
What goes wrong without it
Flood Re does not cover everything
Flood Re does not apply to properties built after 1 January 2009, to most leasehold blocks of more than three units, or to commercial property. Buyers of new-build riverside flats are frequently surprised by this.
Defended is not the same as safe
A property behind a flood defence sits in a lower risk band, but the residual risk of defence failure or overtopping remains, and insurers price it.
It affects value, not just insurance
Valuers apply flood risk to their figures. A down-valuation late in a transaction is far more disruptive than knowing at the outset.

Historic flooding is only one input. Changing rainfall patterns, upstream development and drainage capacity all shift risk, and insurers price the modelled risk rather than the history.
Will a flood report stop a mortgage?
Rarely on its own. What it does is let you address insurability early, which is the thing that actually derails riverside transactions.
Do I need this as well as an environmental search?
Not always. Order it where the environmental report flags flood, where the property is near water, low-lying or in an area with known surface water issues, or where the buyer is anxious about insurance.
