What this search covers
It is a small thing, but a useful one: you can order your Land Registry documents through the same account as your searches, and receive one consolidated invoice rather than reconciling several.
We supply official copies of the register and title plan, copies of filed deeds and documents referred to on the register, SIM index map searches where the extent or registration status is uncertain, and OS1 and OS2 priority searches ahead of completion.
For unregistered land, or where the registered extent does not match what the seller says they own, the index map search is the starting point.

Where the registered extent does not match occupation, an index map search and the filed deeds are how you work out which is wrong.
Priority searches protect the transaction
An OS1 gives a priority period during which no competing application can be registered. Missing it, or letting it expire, is an avoidable risk.
