Three things decide whether a search is acceptable
Whether the product is the right one for your Part 2 requirements. Whether it is compiled to a recognised standard. And whether there is insurance behind it that actually responds if it is wrong.
We are explicit about all three before a search is ordered, because the expensive version of this conversation is the one that happens after completion.

Where risk actually sits

Every one of those is discoverable before an offer is issued.

Do your searches meet the UK Finance Mortgage Lenders’ Handbook?
Yes. We supply regulated local authority searches where a lender specifies them, and Search Code compliant regulated searches where the Handbook permits them. Part 2 of the Handbook varies by lender, so tell us who is lending and we will confirm what that particular lender accepts before the search is ordered rather than after.
What insurance sits behind a search?
Every search we supply is backed by professional indemnity insurance appropriate to the product. We will send you the level of cover in writing on request — it is a fair question and a surprising number of providers are vague about it.
How do you handle search validation and delay?
Where a transaction drifts past the point a lender will accept the search age, search validation insurance is usually faster and cheaper than re-ordering. Where a council is holding a transaction up, search delay insurance lets matters proceed. We will set out both options rather than leaving the conveyancer to chase.
Can we add you to a panel?
Yes. We are members of CoPSO and IPSA, subscribe to the Search Code monitored by the Property Codes Compliance Board, are registered with The Property Ombudsman and hold Cyber Essentials Plus. Tell us what your panel application needs and we will complete it.
Do you report directly to lenders?
We normally supply the conveyancer acting, who reports to you. Where a lender wants search data directly — on a portfolio, a repossession or a remortgage programme — we can arrange that.
