The Upfront Information Pack
One order per instruction, with a timescale we commit to. A client-ready PDF you can attach to the listing, give to the seller, and pass to the buyer's solicitor.
What the pack is for
It answers the material information a seller cannot reliably answer, using the same data sources a conveyancer would use later in the transaction — so the answers are accurate, sourced and dated.
It is designed to be handed on. When an offer is agreed, the buyer's solicitor receives a pack of reports from providers they recognise, rather than starting from nothing.

Where a seller is willing to fund it and the council's timescale allows, adding the local authority search at instruction removes the single longest wait in the transaction. We will tell you the current turnaround for that authority before you commit.

What it costs, and who pays
We quote per pack, and the price depends on the components you include and the volume your branch places. There is no monthly fee and no minimum commitment — you are invoiced once a month for what you ordered.
How you recover it is your commercial decision. The three models we see work are: charging the seller at instruction, absorbing it into a premium listing fee, or deferring it to completion. We will bill the branch either way.
Where the pack saves time
The searches a buyer's conveyancer orders in week two are largely the ones in this pack. Where the buyer's firm accepts them — and most do, since they come from the same providers with the same reliance terms — several weeks come out of the transaction.
Where they do not, you have still disclosed properly, priced accurately, and avoided the week-ten surprise that collapses the chain.

Can we order the pack before we have the seller's agreement?
You need the seller's authority to order searches against their property and to publish the results. In practice this sits in your terms of business or your instruction paperwork — we can give you suggested wording.
What if the property does not sell?
The pack has been produced and is chargeable. That is the honest position, and it is why most agents either charge the seller at instruction or defer to completion with the cost recoverable if the seller withdraws.
How long is the pack valid?
Data reports do not expire in any formal sense, but a buyer's lender will typically want searches no more than six months old at completion. For a property that sits on the market for a long period, refreshing the flood and planning elements before exchange is sensible.
