Estate agent questions, answered straight
Cost, liability, seller consent and timescales — the things agents actually ask before they open an account.
Cost and commercial model
We quote per pack rather than publishing a rate card, because the right price depends on which components a branch includes and what volume it places. There is no monthly fee, no minimum volume, and one invoice at the end of the month.
Agents recover the cost three ways: charging the seller at instruction, building it into a premium listing fee, or deferring it to completion. All three work. We bill the branch.
Liability
The common worry is that providing more information increases exposure. It does not. Consumer protection law penalises misleading omissions and misleading statements. Accurate, sourced, dated information is the defence, not the risk. Repeating an unverified seller answer is the exposed position.
Seller consent
You need authority to order searches against the property and to publish the results. That normally lives in your terms of business. We can supply suggested wording, though you should have your own adviser check it against your existing documents.
Timescales
Turnaround varies by report and by the authority involved. We tell you the realistic position before you order rather than after, and we work to beat it.
Branding
The pack can carry your branch branding so it presents as part of your service. Tell us how you would like it to look when you open the account.
Coverage
All of England and Wales. Our local knowledge is deepest across the Wirral, Merseyside, Cheshire and North Wales — which is where we can tell you things a national provider cannot.
