What this property type needs

Most residential purchases need the same core four: a local authority search, drainage and water, environmental, and — where the property sits in a referral area — coal mining.

Beyond that, the right bundle depends on the property. A riverside flat needs flood reporting the standard environmental screen will not give you. A Victorian terrace on an unadopted road needs the highways position established properly. A leasehold flat needs the lease terms and building safety position, not just the searches.

We look at the address before we quote, rather than sending the same bundle to everyone.

Plot-specific searches, road and sewer adoption status, NHBC or equivalent warranty position, and management company arrangements for estate roads and open space.

Shared ownership

Lease terms, staircasing provisions, and the housing association's requirements, alongside the standard bundle.
