Agricultural transactions turn on things that simply do not arise in a suburban purchase. Public rights of way crossing the land. Common land and village green registration. Sporting and mineral rights severed from the surface. Manorial rights. Agricultural tenancies with security of tenure.
Environmental designations matter more too — SSSIs, nitrate vulnerable zones, environmental stewardship agreements and countryside scheme commitments all bind the land and constrain what a buyer can do.
